  Check-in / Check-out Times / Late Check-out Request

Check-In Time 3:00 p.m. Check-Out Time 10:00 a.m.Check-out is 10 a.m. sharp. If available, you may request a late check-out, up to 5 p.m., provided we have no guest check-in the day of your departure. You must arrange this in advance with Sherry. The late check-out fee is $150. This option is popular with Sunday football fans.

 Security Deposits

A separate security deposit is required to hold your reservation, with total rent due 6 weeks in advance of your scheduled vacation start date. The security deposit is returned after all bills are received, usually 14 days after departure. The deposit may be used to remedy Tenant’s default in payment of rent, or repair , loss, or excessive resulting from your stay. In the event of a dispute concerning a security deposit arguments will be heard in the jurisdiction where the property exists.


Security Deposits are partially refundable or kept entirely for the following reasons.

1- Over-occupancy of more than 20 total people to the home is not permitted. (or 14 in our Cedar Glen home)
2- Canceled bookings.
3- Undeclared pets.
4- Undeclared large events, such as weddings.
5- Signs of smoking inside the home. Smoking is permitted only outside the home.
6- Excessive cleaning required beyond our staff's normal 5 hour professional cleaning.
7- A $55 fee will be assessed for any missing remote controls. Our pool pass is $75 if missing.
8- Late check-outs in excess of two hours will be billed at $150.

 Maintenance & Repairs

We make every effort to ensure that all equipment within each rental is in working order. In the event of a breakdown, we will strive to repair it as soon as possible after being notified of a problem. We cannot guarantee that spas, televisions, appliances, high speed access, etc. will not break down during your stay and therefore no refunds or adjustments will be made for mechanical failure. Furthermore, there will be no refunds or adjustments made for any other unexpected situations beyond our control, such as bugs, rodents, weather and the like.

 Security Of The Home

When you leave the home, you assume full responsibility for it and its contents, as well as your personal property. Always lock the doors and windows when you leave. Any use of the home for other than strictly family vacation purposes is restricted. Weddings, receptions, large parties over 20 people are not permitted.

 Refunds / Cancellations

Should you decide to cancel your booking after we have received your rental check, and we are unable to re-rent your dates your rent will be entirely forfeited. We are not able to trade or bank your booked dates for another time in the future. RENTAL DATES ARE TRULY A PERISHABLE ITEM.

 Trip Insurance

Trip Insurance is STRONGLY recommended and may cover losses you may incur due to unforeseen circumstances, such as road closures, jury duty, illness.


This is a non-smoking home. Some pets (with references) may be allowed with an additional cleaning fee and pet security deposit. Please inquire during your rental request. Undeclared pets and smoking will forfeit your security deposit.

 Lost Items

While we do our best to accommodate you with items left behind, within 2 weeks, you are responsible for anything left at the home. Please be sure to pack everything out.

 Hot Tubs

Guest acknowledges that he/she is fully aware that the hot tub and surrounding area can be dangerous and slippery when wet and that injury can occur and assumes all risks involved in or related to the use of the hot tub and surrounding areas. Hot tubs are serviced prior to each guests reservation. Guest will be responsible for charges over and above the standard cleaning. Refunds for non-operational hot tubs will be dealt with on a case-by-case basis.


Your Booking Agent, Sherry, is acting solely as an agent for TAHOEWOODS LODGING, in accepting reservations for your vacation lodging, which is not directly supplied by Booking Agent. Agent shall not be responsible for any injuries, damages or losses caused to any guest in connection with terrorist activities, social or labor unrest, mechanical or construction failures, diseases, local laws, climatic conditions, criminal or abnormal conditions or developments or any actions, omissions, or conditions outside Agent's control. Booking Agent shall not be responsible for breach of contract or any actions or omissions on the part of Owner which may result in any loss, damage, delay or injury to your or your travel companions. The guests retention of reservation shall constitute consent to the above and an agreement on his or her part to convey the contests included here to his/her travel companions.
